A tub, a sauna and a whirlpool: the reason guests book a weekend with you

Glamping sites and guesthouses no longer sell a bed. They sell an evening the guest will talk about. Wellness is the cheapest way to manufacture that evening - and to raise the nightly rate.

Accommodation today is a product that looks almost identical in photographs. A bed, timber, a view. What sets one listing apart from another is the thing the guest does not have at home – and hot water under an open sky is exactly that.

What the numbers say

Data from foreign markets is fairly clear on this. According to a 2025 overview of the US glamping market, the average nightly rate sits at around $251, which is 21 % more than in 2023. Features such as a private hot tub, a fire pit or panoramic glazing are cited among the main reasons a property can charge more.

Operators report that add-ons like a whirlpool move the nightly rate by tens of per cent. A range of 30 to 50 % comes up for a combination of comfort features, with the whirlpool usually named as the single strongest one.

Treat that as a signal, not a promise. These are figures from the US and UK markets, where glamping is further along and guests are used to paying differently. Czech and Central European rates and occupancy will differ. What does carry over is the direction: wellness is one of the few features that make a guest choose a specific property rather than just a date and a price.

Why it works outside the season

This matters more to an operator than the nightly rate. A cabin by the woods is a hard sell in November. A cabin by the woods with a sauna and a cold tub has a reason to exist in November – and November is a cheap month, because the competition withdraws by itself.

A sauna paired with a cold tub also works in any weather. In rain and frost it works better than in August, because the contrast is greater. Extending the season into autumn and winter is usually worth more to a rental than a few extra euros a night in July.

What to think through before buying

Who is going to operate it. A wood-fired tub needs someone to light it two hours ahead. At a property with no reception that means either an on-call service or electric heating that holds the temperature by itself. For rentals the ELECTRIC range is usually more practical than a stove, even though it costs more to run.

Water and chemistry. With guests changing over, the water is loaded far faster than in private use. Count on more frequent changes and on measuring pH between stays. A whirlpool with a UV system needs markedly less chemistry.

Hygiene in commercial operation. Running accommodation as a business puts you under different rules than your own garden. The Gabriela whirlpool has an overflow channel and a constant water level precisely for commercial use – an ordinary shell may not be enough.

Safety and access. A lockable thermal cover is not only an energy saving; it is protection when a family with children is staying.

What works for rentals

And the accommodation itself?
